Arizona Opportunity Zone Fund...

The Arizona Opportunity Zone Fund was established to help fund new dynamic, growing companies, increase multi-family housing in areas that are growing, build or renovate office space, add light and heavy commercial properties, industrial spaces, and help unique opportunities get started where we buy and renovate properties to help grow Arizona’s cities and towns where needed in Arizona’s Opportunity Zones.  Below are investments the Opportunity Zone Fund is looking into for our investors. We believe they hold great investment opportunities for the investors and for the communities where they well be located.

A. Cornerstone Masonry Systems LLC

Cornerstone Masonry Systems LLC has been an accounting client of Sonoran Consulting & Finance, LLC (Robert Ferguson’s other firm) since 2014. Recently Jim Longworth, its Owner/Manager, joined with two PhD graduates from Arizona State University that have developed three new exciting products for the construction industry. Two of the products have great insulating capabilities and one is an ultra-strong concrete. The ultra-strong concrete ranges from 10 to 20 times stronger than the current strongest concrete. The second is a stucco that has insulation capabilities with an R factor of 12. Normal stucco has an R factor of about 2 at best. The third is paint with great insulation properties

The AZ-OZ plans to purchase the land, build, own, the plant needed, and lease it to Cornerstone. Cornerstone has a fourth product which is a light-weight concrete that has been licensed from its developer in Germany. It has many unique uses but doesn’t have the strength of normal concrete. Cornerstone is also a licensed masonry contractor building wall systems. They are currently doing contracting work building block walls and other masonry block work. The ultra strong concrete will be used in projects as soon as it is practical to do so.

b. Single and Multi-family Housing needed in Casa Grande, Arizona

We are looking to build a new multi-family housing project in Casa Grande, Pinal County.. Later we  will be building or purchasing existing multi-family housing and renovating  it in Coolidge. These have been designated as Opportunity Zone Areas. Casa Grande has a great growing demand for single and multi-family housing in the near term due to the influx of new firms building factories and plants there.

Several companies in Casa Grande have established large new facilities such as Lucid Motors (to build their new EV cars). Lucid  plans on haring nearly 3000 employees as they grow in the next few years. They have started building Phase 2 of the plant that will add an additional 2 million plus square feet to their facility.

Distribution centers like Wal*Mart, Tractor Supply, and a Daisy dairy products plant are there now. Kohler will soon be building there new million square foot plant. They have submitted plans for review by the City Planners which are now approved. They will hire approximately 500 employees.

These new or expanding companies in Casa Grande are providing great opportunities for new single and multi-family housing. Casa Grande has a shortage of individual and family housing right now. Lucid Motors is building their new EV cars there. They will be hiring thousands of employees in the coming years. They added 1000 new employees in March of 2022.

.Wal*Mart has hundreds of trucks delivering to their stores in the southwest from their distribution center in Casa Grande with hundreds of drivers.. Some live in Casa Grande, some live Coolidge, Chandler, Gilbert, Tempe, Phoenix, and Mesa. Many would move to Casa Grande if there was housing available to live in. We are working on building a new 200 – to 400 unit multi-family apartment complex in Casa Grand AZ. because new employees in Casa Grande are now facing a shortage of available rental housing.
